Residents for Responsible Development

Residents for Responsible Development (‘RFRD’) is a group of concerned neighbors residing in Corona Del Mar and Newport Beach. This group supports the General Plan and the Coastal Land Use Plan (‘CLUP’) drafted and passed by the City of Newport Beach to regulate and oversee development within the city. The CLUP has within it specific provisions to protect our City’s coastal bluffs and to keep new developments within the character of existing neighborhoods. RFRD strongly supports these guidelines. The group is not anti-development, but believes that the City should responsibly regulate new development within the guidelines of the General Plan.

Aerie Development Project

Aerie is a proposed development at 201-207 Carnation Avenue and 101 Bayside Place, on the harbor bluff in Corona Del Mar. The site is viewed from Ocean Blvd, Carnation Ave, Begonia Park, Bayside Drive, Balboa Island, much of the harbor including the inlet, and from the Peninsula. The proposed plan is for a 61,709 sq foot building to replace an existing apartment complex and adjacent single-family home which currently total 16,498 sq feet. The developer states that the lot size is 1.4 acres. 66% of this parcel is either submerged land or protected coastal bluff. Included in the plans is a large marina jutting out into the harbor. The proposed marina consists of 9 boat slips totaling 425 feet of dockage (an average of 50’ per slip). Brion Jeannette is the architect. The developer describes the design to be in the style of the Spanish architect Gaudi, with curved roofs and balconies.
